Our Property Search Process:

Initial Consultation
The first stage of the property search is to learn about our clients requirements and objectives. We will also explain our services and how we tailor your experience. We can offer insight into the current market conditions and how a proposed budget will perform in the chosen areas. We can also recommend certain locations etc.

Detailed Brief
After the initial consultation and engagement, we will compile a detailed brief together with our client. We will aim to fully understand their preferences, likes and dislikes considering important elements to prioritise when considering your personal, professional lifestyle requirements.

Property Search
Upon sign-off of the detailed brief, we will explore all options available on the exclusive "off market" arena. In some cases clients wish us to take into account open market opportunities too and we will also extend our search to encompass that offering if required. We have an extensive network through estate agents, private networks of industry contacts and direct to seller opportunities.

Previews & Viewings
During the property search we will, if required, personally visit any property we believe is a potential fit for our client. Our experience ensures we know what to look for. We obtain detailed price comparables and suggest a market value range for each property. We compile a shortlist with our client of suitable properties. We arrange the appointments for you to view the chosen properties at your convenience. We will accompany clients on all the viewings if required. We are able to do video calls for a walk around in Facetime, or Whatsapp if clients cannot attend.

Negotiation
Passant Royale are expert property negotiators and we more than recover our fee for clients in most cases. Once we have found the perfect property, we conduct thorough research to establish its market value. We will then discuss the acquisition strategy with our client before negotiations to ensure they know what to expect at every stage. We will utilise our unique negotiating method to obtain your chosen property at the best price possible. We are able to make all the correct introductions to finance/funding professionals should this be required.

Conveyancing & Completion
Passant Royale will co-ordinate with the clients chosen engaged professionals to initiate the purchase process as soon as the offer is accepted. We are on hand to liaise with the surveyors, solicitors and the estate agent/seller when required. We manage and oversee the process to ensure a smooth transaction within the agreed time frame. As Exchange of Contracts approaches, we will also start to schedule any other services you may require, along with helping our client prepare for the Completion.

Post Purchase Services
All private clients of Passant Royale have the option to engage with our Interior Design or Investment Branding Division as part of the service, bringing the next stage of your property journey to life. This is the unique offering of our brand services, exclusively available to private clients. We can co-ordinate your interior design wishes, investment staging needs, along with facilitating other specialist introductions from our privileged network.
